Which Johns Manville Models This Applies To

Johns Manville’s residential attic line covers four main families: ComfortTherm (the kraft and foil-faced batts you’ll find in most Bay Area tract homes), Climate Pro (their loose-fill blown fiberglass, typically the B770 or B775 spec), Attic Protector (formaldehyde-free blown fiberglass that Hayward builders have used heavily since about 2012), and Spider (their sprayed-in fiberglass system, less common in retrofit work). If you pull down the attic ladder and see white or pink batts with “JM” stamped on the facing, you’ve got ComfortTherm. If it’s loose and fluffy with a yellowish tint and fine dust, you’re likely looking at Climate Pro or Attic Protector.

Here’s the compatibility gotcha that trips people up: JM faced batts use a tab and staple system sized to 16-inch and 24-inch on-center framing. If your Hayward home was built before 1978 with true 2×4 rafters (not the modern 1.5-inch milled lumber), standard batts won’t seat properly and you’ll get air gaps that gut the R-value. We see this constantly in older neighborhoods like Burbank and the A Street corridor. There’s no meaningful aftermarket equivalent for JM blown fiberglass; you’re buying JM’s bagged product or you’re switching brands. For batts, aftermarket kraft-faced fiberglass exists but the JM product’s facing and staple flange are specific enough that we generally recommend staying OEM unless cost is the deciding factor.

• Upstairs rooms run 8 to 12 degrees hotter than downstairs in summer. This almost always means the insulation has settled, compressed, or was never thick enough to begin with. Blown fiberglass settles over time, especially if foot traffic or rodents have been through the attic.
• You can see the ceiling joists from inside the attic. If the joists are visible above the insulation line, you’ve got roughly half the coverage you should have. In Hayward, code calls for R-38 minimum in attics, which is about 12 to 14 inches of JM blown fiberglass.
• Cold spots on ceilings in winter, or condensation rings around ceiling light fixtures. These are air-sealing failures that insulation alone can’t fix, but they often coincide with insulation that’s shifted or been disturbed. Moisture plus JM fiberglass equals mold and a dead R-value.
• Energy bills climbing 20% or more with no lifestyle change. Hayward’s marine influence keeps summers milder than inland, but the delta between a properly insulated attic and one that’s failed shows up on the PG&E bill every single month.
• Physical damage you can spot from the hatch. Water staining on the drywall below, rodent tunnels through the blown material, or batts that have fallen away from the roof deck. Each of these is a separate failure with the same endpoint: your attic stops doing its job.

Replacement Cost & What’s Included

DIY or Call Us?

Blown-in attic insulation isn’t a casual weekend project. Renting a blower, buying JM bags at box-store pricing, and handling removal yourself can save you maybe $300 to $500, but you’ll spend two days in a 130-degree Bay Area attic breathing fiberglass and you won’t have a thermal camera to spot the air leaks you missed. The real danger is what you don’t see: wiring that’s been chewed by rodents, recessed can lights that aren’t IC-rated and shouldn’t have insulation near them, and the simple fact that blown fiberglass produces airborne fines that belong in a respirator, not your lungs.

What you can safely do: check visible coverage with a flashlight from the hatch, look for water staining or rodent activity, and measure the depth of your existing insulation.
